If you’re fighting seepage at the slab edge, inside drain tile is usually the first real fix worth talking about. Not paint. Not a deodorizer. Not a prayer and a box fan. I’ve torn out enough finished basements to know the pattern: water comes in where the wall meets the floor, gets trapped behind trim, and turns a decent rec room into a mildew factory. The good news is that an interior drainage system is straightforward when it’s built with the right slope, the right stone, and a sump that can actually move water. The bad news is that a sloppy install looks fine for six months and then starts feeding moisture back into the basement every time the soil gets saturated.
What inside drain tile actually does
The job of inside drain tile is simple: catch water before it builds pressure against the slab and footing, then move it to a sump pit where a pump can throw it outside. In most older homes, water is not blasting through the wall like a fire hose. It is creeping through block joints, hairline cracks, or the cold joint where the wall sits on the footing. Once it gets under the slab edge, it needs a path out.
A proper system usually starts with a 12- to 18-inch trench cut along the inside perimeter, down to the top of the footing or just beside it, depending on the foundation. Perforated pipe sits in washed stone so water can reach the drain instead of pooling under the slab. On a block wall, I like a drainage path behind the wall liner or drainage board so the water falls into the trench instead of running across the floor. If the installer is using solid pipe or packing the trench with muddy backfill, that is not a drainage system. That is a future callback.
I’ve seen basements where the owner spent money on epoxy crack repair, then ignored the pressure at the footer. The cracks stayed sealed, but the water just came in somewhere else. That is why inside drain tile is often the right call when seepage is recurring and the exterior side of the foundation is not easy to excavate.

When an interior system makes sense
I reach for this solution when a house has an older foundation, a wet perimeter, and no practical way to dig the outside walls without tearing up a driveway, porch, or neighbor’s fence line. It also makes sense when the basement walls are mostly sound but the slab edge is the weak point. If the yard slopes toward the house, gutters dump too close to the foundation, or the soil stays heavy and wet after storms, the pressure shows up below grade first.
This is not the cheapest repair in the world, but it is often cheaper than full exterior excavation. A typical interior job in a standard basement can land somewhere around $4,000 to $10,000, with bigger layouts, concrete repairs, or multiple sump pits pushing higher. If someone is trying to sell you a $3,000 pump setup for a basement that only needs a basic 1/3- or 1/2-horsepower unit and a decent basin, you are buying sizzle, not protection.
Inside drain tile also shines in houses where the basement is worth finishing. Once the floor edge is managed, you can frame walls, add insulation, and keep the drywall out of the splash zone. That is the real payoff: not just “less water,” but a basement that can stay usable through a wet spring.
How I would build it from the slab up
Start by cutting the concrete in a clean line along the interior perimeter. A lot of crews use a saw cut and then break the slab into manageable sections. I like to see the trench wide enough to work in, usually about a foot to a foot and a half, so the pipe and stone are not jammed in like a cheap repair. The trench should carry water to a sump basin, not wander around the footing like it got lost.
The sump basin matters more than most homeowners think. A decent basin is usually 18 to 24 inches across, set low enough to catch the flow without forcing the pump to work in a shallow puddle. I want the lid sealed if possible, especially if the basement is getting finished. That helps with humidity, smell, and radon control. The discharge line should be routed to daylight or tied into a legal discharge point, with a check valve and a route that will not freeze every January.
If the foundation walls are block and the interior face shows damp lines, I like a drainage membrane or board system that channels water down to the trench. If there are active cracks, seal them, but do not confuse crack sealing with waterproofing. One is a patch. The other is a path.
The trench gets washed stone, then the pipe, then more washed stone, then a patch back to the slab edge. You want water moving through clean material, not through dirt. Dirt clogs. Dirt is the enemy. That is the whole game.
Mistakes that turn a dry basement into a mess
The worst job I ever had to fix was a finished basement where the original crew installed interior drainage, then the next contractor nailed bottom plates through the slab patch and buried a low spot under carpet. Every heavy rain, the water still came in, but now it had a place to hide. The homeowner had paid twice and still owned a wet basement.
The common mistakes are always the same: trenching too shallow, skipping the sump, using the wrong pipe, backfilling with muddy spoil, and ignoring roof water outside. If downspouts dump right next to the foundation, no interior system gets a free pass. I want extensions carrying roof water at least 6 feet away, and 10 feet is better where the lot allows. If the yard is flat and the soil stays tight, you may need more than one route off the property.
Another problem is trusting a dehumidifier to do a drainage system’s job. A 50- to 70-pint unit is great for finishing work and humidity control, but it will not stop hydrostatic pressure. It just makes the air less miserable after the water is already under control. Use it as support, not as the main plan.

What I pair with it so the basement stays dry
When I build or rebuild a drainage system, I also look hard at grading, gutters, cracks, and window wells. If the soil pitches back toward the house, fix that first if you can. If a window well is filling like a birdbath, add gravel and a drain. If a crack is leaking under pressure, inject it or repair it before you close the wall. These details do not replace inside drain tile, but they keep the system from carrying more water than it should.
For finished basements, I also like to think about what happens after the trench is patched. Leave access to the sump. Do not bury the cleanout. Do not build cabinets over a pump and call it hidden. If the home is in a colder climate, insulate any exposed discharge line that could freeze, and test the pump twice a year with a bucket of water. A backup pump or battery backup is cheap insurance compared with ripping out carpet after a storm.
The bottom line is simple: if water is showing up at the slab edge or under the floor, inside drain tile is often the right move. If the real problem is roof runoff and bad grading, fix those first so the drainage system is not carrying the whole load. Do it once, do it clean, and build the basement like you plan to live in it for a long time. Above grade is for the real estate photos. Below grade is where you actually live.
